Conditions For Rental

   The way of investment and the counting of expense
 

The manufacturer, investing in correlative operation businesses in the Free Harbor Area, must pay the rental of the port soil (or land-use fee) and the management fee and so on. But its expense is counted depending on the difference in investment mode:

1.Cooperative Construction Is According To The Commercial Harbor Law

Entrepreneur's investment is in the name of the Harbor Bureau. According to the amount the entrepreneur invests, a limited year for the exempt from building rental is calculated. When the expiration is due, the entrepreneur will have to pay the rental fee.

  Land-use fee:area rented * sector value ×5%
  >>Present sector value is approximately NT$ 1400~1600 /㎡
  >>Each hectare is approximately NT$ 750,000 per year in average.
Management Fee:
  >>Charge according to the area: approximately NT$ 33 for each square meter per year(Year 2008)
  >>Charge according to the area (ton): approximately NT$ 33 Yuan for each ton ( Year 2008)
Facility Rental (Including Building Rental):
      According to the amount the entrepreneur invests, a limited year for the exempt from rental is calculated. During the period of rental-free, facility rental is exempted.


2. Rental Management Is According To The Commercial Harbor Law

Wharfs and warehouse stack facilities built and invested by the Harbor Bureau is for the entrepreneurs to rent. The rental is regularly paid to the Harbor bureau.

Land-use fee:area rented * sector value ×5%
  >>Present sector value is approximately NT$ 1400~1600 /㎡
  >>Each hectare is approximately NT$ 750,000 Yuan per year in average.
Management Fee:
  >>Charge according to the area: approximately NT$ 33 for each square meter per year(Year 2008)
  >>Charge according to the area (ton): approximately NT$ 33 for each ton(Year 2008)
Special-purpose wharf or building facility rent:
  Primitive construction cost ×11%


3.Land Renting According To Non-Governmental Participation Promotion On Public Construction Law

Investment proposals are suitable for the amount of entrepreneur investment above NT$ 1,000,000,000 .
The investor has property rights of the ground, and enjoys many preferential benefits for land and other taxes.
Permitted deadline of the operation business is as long as 50 years.

Land Rental:
  >>Constructing period only pays the land tax and other expenses
  >>Operation period: area rented* land value announced ×3%
  >>Present land value announced is approximately NT$ 1,300~2,300 /㎡
Land-use fee:area rented * sector value ×5%
  >>Present sector value is approximately NT$ 1400~1600 /㎡
Premium:
  >>Charge according to the area: approximately NT$ 33 for each square meter per year(Year 2008)
  >>Charge according to the area (ton): approximately NT$ 33 for each ton(Year 2008)
